C of O change from 1 Family+Dr.

How do I change the C of O of my house in Landmark Ditmas Park from 1 Family+ Dr.'s Office to just a 1 Family? What does it involve and how expensive could it be? Any advice or recommendations would be GREAT.

Is there any advantage to the change? I'd think you might as well leave it alone. You can always use a house for less than the C of O allows & I don't think it makes a difference for property taxes if it's already class 1.

I have seen the same C of O and it is technically a 1 fam. (bank loans etc). A C of O change is about $12k, and involves Bldg dept inspection (not self certification by engineer). So if faults are noted on the inspection, those would have to be repaired prior to the change. Unless there is difinative need to do so, I would avoid changing the C of O.

The c of o of our Ditmas house is this as well--actually, it's formally a two-family with a doctor's office. We thought about changing it as well but was advised not to. We were told that if/when we sell it, this could come in handy if someone wants to put an office in. If they just want to use it as a 1-family, they can. And actually it helps our property taxes in this neighborhood--since non-single families are assessed at a lower value.

Wow i need to raise my rates. I currently would change your C of O for less than 7k. but I agree you need a good reason to change the C of O. a recent client stated the bank would not deal with a mixed use property. is that your case?

Dexpediter: This is our case- we just moved into our house and eventually would have to re-finance because of the mixed use property. any advice?

Dexter - Please send me your company information. I am an architect and I do a lot of work in Brooklyn. I'm always looking for good expediters to work with and it sounds like you are very reasonably priced.

I do mostly residential sustainable/green design, renovations, additions and new construction.
