1094 Park Place

Anyone know what happened regarding this house?

The broker had said it would sell for the best price, so long as the closing could happen by the end of January. However, it seems to still be an active listing....

I'm curious too. I went and looked at the place and it was absolutely amazing (see earlier HOD posts). The broker said she'd gotten an ultra lowball ($750k), but called that "ridiculous". Also said that the owners were intent on selling to someone who would not bulldoze the house (it's on a double lot.) The owners have already left town. Hope someone who will love it gets it.

We put a bid in south of $1M but north of $750k. She said we weren't the highest offer.

Haven't heard anything since then.

I remember this house. Boy is it great. I hope somebody who really loves it buys it because houses like this don't come around very often.

OP here....

I put in an offer in the 750 range (I cant remember the exact number; I think it was 735k or something funny like that).

Further, I followed up on Dec 30, and she scoffed and said she'd gotten offers in excess of $ 1 million.

Not much chance of being able to bulldoze. This block is in Phase 2 of the Crown Heights landmark designation, and the house could certainly be calendared for individual designation, ahead of the rest of the neighborhood, if necessary. It has the architectural and historical provenance.

That said, it should be bought by someone who loves it, and wants to spend long years enjoying it. It is a masterpiece, and fully renovated. I hope the owners can find a buyer with a price they like.

Glad they got offers over a million (i.e. I'm glad there are buyers who recognize how extraordinary the place is.) Also good to hear it's in the phase 2. A 50x150ft lot is probably all some developers can see in a place like this.

I dont think they should worry about it getting bulldozed in the near term as it wouldnt be economically viable.

in the longer term, it will likely be landmarked and protected.

When I mentioned my conversation with the broker, my questioning tone was implied as they would have marked the listing "in contract" by now.

If they had *really* gotten offers in excess of $1 million, they most likely would have sold this place. When Corcoran had the listing (for almost a whole year before Elliman got it) it started at $1.395 in October 2007 and by July 2008 had been reduced to $1.19 million. So, after banks fail and our economy tanks, Elliman's broker lists this house at $1.345 million?? Sure, makes perfect sense. Hang in there slick...

The house is beautiful, and I'd buy it at the right price.

However, at this point my main interest in this house is its potential as a comp for the neighborhood and brooklyn as a whole.

If they get $1,000,000 plus, then I think Miss Muffett and myself may have underestimated the market. However, if they are just making up bids to generate interest, they arent doing anyone any favors, and the market still has a ways to go.
