Trying to Create Apt. Painting Budget
Hoping some of the Brownstoners can help me. We're planning to hire a painter to paint our apartment in a few months, and I'm in the process of creating a budget.
Can someone give me a general rule of thumb about how much a good, professional apartment painter will charge? I've normally painted our place in the past, so this is new ground for me. Any help is greatly appreciated!

Factors like condition of the walls, height of ceiling, number of doors and windows, and surfaces to be shielded will play into the calculation. For professional painters expect to pay around $1.10/sf for just the painting of walls and average height ceilings. Patching seems to run about $10/sf. Average doors and frames painting, one side only, about 90 per, though a heavily panelled door may cost more. The prices for painting windows is contingent on size and mullion configuration.

We paid $1,700. Brownstone duplex (garden and parlour), probably about 1300 sf. Walls perfect condition.
Got 3 estimates - ranging from $1300 to $2000.
Originally quoted at $1200, but the job required a primer and 3 coats. We wanted pure white, and each room had a different funky dark wall color.
I think Bessie's estimate is right on the money.

I own one floor of a brownstone, 875 sq feet, fair amt of detail, 9 ft ceilings. Last year I had everything but the bedrooms painted, basically the same color as before, no repairs or plastering needed. Cost me $3500 (including the paint, Ben Moore). They did a beautiful job, but I paid for it. Recently got two estimates for the bedrooms (original paintners weren't interested, considered job too small). One came in at $750, one at $2000, both excluding paint. Am obviously going with the cheaper one, who came recommended, but worried I may live to regret.
Price will be lower if your apt is empty, by the way, discovered that painters hate working arount the furniture.

Painted a five-room brownstone floor-through, approx 550 sf total with 12 foot ceilings, for $800. Asked painter not to paint trim -- just ceilings and walls. Quotes were all over the place, including one for $2500 (over the phone). Took him a day and a half, he had a helper for part of that time. One coat for everything. Paint not included.

We have a guy that paints for $300 a day including standard materials and did a great job. It's nice because we can focus him on certain areas and just tell him to do the hard stuff without having to figure out square footages. Then we do the easy stuff like big walls, which would cost a fortune if we were being charged by the sqft.
