Huntington Street - Carroll Gardens

My wife and I are looking at a couple places in Carroll Gardens, one of which is on Huntington Street. Its a real fixer-upper but has a ton of potential. Question for the forum is about the location, as the rest of Carroll Gardens gets pricey as far south as Luquer is Huntington too close to the end of the neighborhood to be a good investment or will the wonders of Court eventually find its way to West 9th? Thanks all.

No. Between the gowanus canal, the cement truck depot, the bqe, the tunnel and all of the traffic over the ninth street bridge trying to get on the bqe and the tunnel, my opinion is that this location is probably not going to be touched by "the wonders of Court".

I have a friend who lives on Huntington between Court and Clinton. That block seems nice and he's lived there fro a long time and likes it. There is something a bit unsavory about the Smith/9th St. train station and the area more or less under the tracks has a way long way to go ( east of Court, I guess?). My advice would be to compare prices in the immediate area. If the buy is under market and you expect to hold on to the place for a while and you really like it and you can afford it, go for it!

There's plenty of nice things on Court towards that end and I think south Court will continue to improve, but it's Hamilton Ave and BQE that are so awful and will never go away. I have a friend on Huntington btw court and clinton - she owns an apt there - and she has come to really hate the location. Just wait it out for a bit, prices are getting chopped all the time in CG. Are you looking for a house or an apt?

I agree with what everyone else said. The proximity of the BQE and the elevated subway will prevent this particular block from ever being nice.

i actually agree with bessie. i live in the area. i think it really depends on the place your looking (if its a good deal) at and how close it is to hamilton ave (hopefully not very). Hunt between court and smith is fine. Unfortunately, smith/9th is pretty much the armpit of the area. I live closer to that station but go to carroll street station (hard to believe how different one station away is).
There are some new businesses spreading down court street...you have the new and cute 'buttermilk channel' reastaurant right on your corner, and a vintage clothing store next to that, fat cat wines, luna rossa, cko gym. it's not completely dead here.
my only problem living here is hamilton ave (can be loud in the a.m. with honking trucks)...i dont deal with smith/9th station but if your close to that that'll be rough (or maybe not...for me it would be)

Thanks for everyones input. The place in question is between Court and Smith, pretty much smack dab in the middle of both. I've noticed that there is one place at the corner that is being converted into condos by Corcoran (probably the same as the banner ad on Brownstoner's front page that runs occasionally) and another closer to Smith is being gutted. It seems that anything in the ps 58 district is going to be sought after for the long run and as mentioned the prices of the new condos on Luquer were quite high and sold well. That being said I think we may wait a few months to see if the prices continue to drop. Thanks again to all who chimed in.
