When Do Lawyers get Involved?

It seems to me that that with all the codes and landmark regulations in brownstone brooklyn, the building, buying, renting, renovating and even landscaping of properties might raise legal issues. When (if at all) do people (not companies) consult lawyers for this type of work? Are there specialists?

I ask as a recent law school grad and longtime resident of the area with an avid interest in the process (and fascination with this blog). All the lawyers i know work at corporate firms, in public interest, or with judges, so I have no real idea what this sector looks like.

There are definitely legal specialists. Besides the work obviously involved in the real estate transaction, there are a number of specialized types of legal work in the real estate industry, more or less applicable to brownstone Brooklyn. For example, there are lawyers that specialize in BSA work combining zoning lots, there are those who represent owners at the ECB court, then the whole slew of conventional civil issues involving disputes between neighboring buildings, easements, use, the sort of things you'd see in any city.

it sounds to me that what youre really talking about is an expeditor. they dont have to be attorneys but push the permits through the system.

They dont have law degrees; they have infinite patience to stand in line and deal w/ idiotic bureaucrats.

If you're interested in the details of all the laws that have an impact, you might try talking to Schnall & Schnall - a firm of expediters on Atlantic Av. They seem to know everything about codes, permits, etc.
