Restaining Floors
We stained our pine sub-floors with Jacobean Minwax and then polyurethan. The wear and tear is horrible and although we should probably lift the floors and put down new ... we would like to avoid it for another 5 - 10 years. What options do we have? Can we sand and then restain/poly? Help.

I used Inti Interior Design and Floors for similar work on my Brownstone Floor. Talk to Carlos, his cell number is 646-418-0925. They do excellent work with reasonable pricing.
Best of luck.

You can sand the floors and put down a new layer of Poly.
oil based poly lasts longer than water based, do not cheap out on the quality of the poly .
seal off the rooms that need to be sanded, the dust will get everywhere; and hire this job out, it is a thankless job to do.
