Oct. 27 (Bloomberg) -- Sales of new houses in the U.S.
unexpectedly rose in September from a 17-year low, propelled by a drop in prices ahead of the latest turmoil in financial markets.
Purchases increased 2.7 percent to an annual rate of 464,000 from 452,000 the prior month that was less than previously estimated, the Commerce Department said today in Washington. The median sales price decreased to a four-year low.

This is pretty good news and turned the equity markets around this morning. At the right prices, there seems to be demand.

But DIBS, don't you kinda wonder about those numbers? Don't you think that some of that is speculators jumping on what they hope will be a good investment? I was reading an article about a housing auction, this weekend, and it mentioned that quite a good percentage of the homes in the auction were owned by investors. How many of these sales in the new numbers were by regular people?

I think there's a big difference in the market for resales vs. new homes. Last week's numbers were for resales (and higher than expected). There are fewer speculators buying in the new homes markets.

I suspect you are correct that most of the homes being auctioned were owned by investors. They were speculating in the market and are now being foreclosed for whatever reasons.

Additionally, there is no longer cheap financing available to speculators so one would have to conclude athat there's both a lower loan-to-value in these purchases and fewer specualtors with shaky finances involved.
It's just a start, there's no trend here yet

Agreed, and my point exactly. I thought I would see whether Mr. W is willing to articulate a rationale for his postings. Tellingly, I've been met with silence on his part in response to my questions.

cobblehiller, I don't fancy myself having much expertise in reading the economic tea leaves, but it would seem to me that the important thing is whether the buyers are "regular people." If regular people are buying, that would be a good sign, whether they are buying from regular people or from speculators.

Normally I don't involve myself in these back and forth inane rants but I have been wondering about this for a while.

You clearly are so irritated by the posters here that you put together these Forum posts day after day exclaiming "The sky is falling!".

Why is it that you care so much? The only thing I can gather is that you get your rocks off telling people that they are stupid and deserve to fall into financial ruin. Seems like a very strange hobby.

Again, the What's selective use of the facts....Tishman Speyers Stuyvesant Town and Archstone properties were bought with little equity and are but a minute fraction of their assets.

from the same article....

"Tishman Speyer has historically delivered 25% returns to investors. Its expertise has been demonstrated by the younger Mr. Speyer, who spearheaded an effort at the top of the market last year to sell $10 billion worth of properties. Those included 666 Fifth Ave., which sold for $1.8 billion. That sum is double what the firm paid for the property originally.

The Speyers have also generally managed to insulate themselves from undue risk by putting little of their funds' cash into transactions. For example, Tishman Speyer-led funds put up only $112 million in the Stuyvesant transaction and contributed $250 million in the Archstone deal. Additionally, neither deal is collateralized by other of the firm's assets, let alone personal guarantees. "

Hoboken--you are right that there is a function to these posts and if everybody could have a similar attitude about it, considering the good news and bad, they could be instructive dialogues. It is just a shame that someone as odious as What is the one to initiate these conversations. Nobody likes being insulted or threatened.

CH, it doesn't matter, in fact it's a positive. When Joe the plumber throws in the towel on RE it's time for the speculators to move in. Speculators (whatever exactly that means) have decided to invest in real estate because it's oversold. That's good. Imagine the opposite.

If it is true that Mr. B banned the what, I doubt he did it over ranting and raving. I think that the recent intimations of violence, today and last week, might have prompted Mr. B to check with his attorney and perhaps his liability carrier. After all, a bunch of us did meet face to face recently at a well-disclosed location (take that, Dick Cheney) and we may do something like that again. What may turn out to be harmless, but Mr. B may not be willing to take on the (perhaps small) risk that it turns out otherwise. I have no inside dope on this one (or indeed on anything to do with this site), but it is the kind of thing I would at least be thinking about if this were my website.

Not trying to pick a fight, but I wanted to explain my post. I know that gathering was an informal, unsponsored event. But the role was no more -- and probably less -- passive than, say, napster in the old days. I am just saying that if this were my business, and it is a business, I would at least be thinking about and getting some advice on the liability issues in light of some of what's more ominous (in terms of violence, not market analysis) posts. I am not advising as to what Mr. B should do, and I am not advocating for (or against) a ban. I am just making an educated guess that, if there is a ban, this might be the reason.

I'm happy to jump in and support cobblehiller's point that our October 16 party was in no way sponsored by Brownstoner. While Brownstoner staff members attended, that should not be interpreted to imply it was an "official" Brownstoner event and I was intentially very specific about that in my postings and even in my emails to the Union Hall management so as to be as sure as possible Mr. B wouldn't get in trouble if something were to happen.

slopefarm, I hear what you're saying and nobody wants to risk this blog and/or Mr. B facing legal issues. But I would assume and hope Mr. B is no more liable for anything that happens at a party organized and promoted by posters here than at a House Tour, Open House, etc. that might be discussed on the same day.

I think Mr. B should be held responsible for some of the ridiculous prices as well as any broker listing that is subpar. We could probably argue all day about what constitutes "par" for a broker listing but you get my drift.

BTW people, the chart that the What posted is called a "candlestick" chart. It's a very serious form of technical analysis used primarily in Japan. It's best understood while dining on sushi served on top of a naked Japanese girl (or boy).

Jeez, some things never change, Dave & Biff v. What. Yo Dave, haven't been following the blog very closely lately, but I remember you mockingly counting the days for when the shi# was going to hit the fan according to some prediction made by What. Hmmm, seems to me, like the walls are pretty covered with it right now.

Anyhow thought I'd give you provincial asshats a little perspective from Beijing, China. I've been cruising the shopping malls here lately and it reminds me of that hotel run by Jack in the Shining. Huge malls, completely stocked with absolutely hideous furniture and home furnishings, completely empty on a Saturday afternoon. I mean store after store, floor after floor, ain't no body no where. The only place where people are is the food hall, and all the people there are the shop employees eating their lunch. They also don't appear to be under a lot of pressure to get back to their empty stores. Anyone read that article in the Times the other day about the huge condo complex here in China that is. I think there are quite a few of those here.

This whole irrational exuberance thing was a LOT bigger than Brooklyn real estate. The government here does not want to own up to an obvious disaster in the making, remember the only claim to legitimacy they have is the strong economy. But sure as Dave Biff and What are asshats, the thing is also imploding here. Guess who we need to buy our bonds to keep our interest rates low. Emerging markets are hurting. This is going to be one big nasty.
