Lincoln Place Condos
Anyone go to the open house for the new condos on Lincoln b/w 6th and 7th yesterday? Interested in what the peanut gallery has to say. I thought:
- awkward layouts, but
- prices are not ridiculous.

Agree on the awkward layouts, but ok prices. It'd be nice to have some outdoor space connected to the apartment for the price though - for the first floor places you can only get your "private" yard by exiting the building and going through a gate from the street- makes it pretty worthless in my opinion. The empty lot next to the building also worried me - who knows what they'll build and how disruptive it would be. But overall, the quality seemed nicer than most of the other new construction I've seen.

I thought the model on the first floor had a particularly awkward layouts (especially the two below-ground bedrooms downstairs, which were like MC Escher paintings). The 2-bed upstairs that is already in contract actually had a good layout, but (1) in contract and (2) I'm only looking for a 3-bed.
The developer definitely got the memo that he can't ask for 2007 prices any more, which is good to see for a change. I bet the lower priced 3-bed units (the ones priced under a million) will go for at or pretty close to asking. The more expensive ones, like the $1.25 million unit on the second floor, I think are overpriced, but I don't think I can predict how much of a cut they will need to take to sell.
This place will sell out completley before the Vermeil.
