Carriage House
I have a carriage house for sale in Fort Greene and I'm wondering if I have it priced correctly. I have it at 1.8m because of the build out potential, a total of 7900sf. Does that sound correct? Thanks for the input

In this market it seems high to me. I cant imagine anyone buying for construction.

Look for comps on Property Shark. That is what it is there for. There are other carriage houses in Ft Greene, some of them must have sold recently.

I looked at your listing on the NYtimes website and have no idea where the house is. And that makes an enormous difference in cost. I know Washington Ave., but Greenwich Street in Brooklyn? Where?
You need a floorplan and some pictures of the interior. It really helps to have an impression of the place before deciding whether its worth looking into. The ad simply doesn't give enough useful information
Also, build out potential is just that: potential. No one is going to pay a ton of money for it right now. Maybe a small premium, but not a lot. I've seen several places which had potential, including one with architect's drawings, and the one near the Pratt campus which sat for over a year - It even got "built out" in the NYTimes real estate architect's notebook a while back and sat and sat and sat.
So, essentially, I'm adding my opinion that I have no opinion as yet. Not enough info. Let us know how it goes!

Seems quite high for the size but then again a lot would depend on the rent roll, leases, floorplan, condition etc. so it is difficult to determine. I would say costing in the FAR is going to give you problems b/c it is that much harder to find a buyer interested in building...that requires architects, permits, and in the end, a lot of dough on top of it all. I am not sure if that is landmarked or not but that could affect the permitting and buyers simply might not want the hassle.

Your ad also mentions that these were stables and you describe it as a carriage house but property shark says this was built in the 30's....
