In lieu of white cermanic tile?

Hello folks. So here's a design question. I'm helping a friend with a renovation in an insane coop in the city. She wants 24" white tile throughout the apartment..the coop board says no way.

What's the next best thing? Polished concrete? (which they probably won't go for) Wood floors with an insane amount of polish? Any thoughts?

what is the floor made of now? If wood - how about strip/sand it, then paint white, then lacquer.

What does the coop board care what she does inside her apartment?

Is there a reason they're opposed to tile? That would be useful information.

they will probably bust your chops about using a water based polyurethane in lieu of oil based. God I hate Co-Op boards lol.

they think walking on the tile will cause too much noise?! which is ridiculous because she doesn't wear shoes in the house. i thought about painting the floors white..i think that will have to be the option. the existing floor is really dark and worn parquet.

Not only the noise, the board has to take into account resale value for all shareholders, and they may feel that something that far off the norm could bring down the value of the apt. Boards are heads of corporations and the prime requirement of a board is to enhance shareholder value.

I'd bleach the existing floors and/or paint, per 4:10. You wouldn't need board approval for that.

Most bathroom floors have ceramic tile. Some kitchen floors, too. They are hypocrates on your coop board.

I just had another thought - what about cork flooring? You can get planks or tiles in different white tones (as well as natural tones or other colors), it has an interesting texture, is SUPER quiet, and soft to walk on (which is great for your friend who doesn't wear shoes in the house). I once had cork floors in a loft and for the most part I like them. My only complaint is that, because it is is relatively soft, it can get damaged (I had an animal that liked to chew). On the upside, it is easy and not very expensive to repair.

Speaking from personal experience, one does not need to wear shoes to make tons of noise walking on the floor. For years I endured a heavy footed upstairs neighbor who didn't like rugs. Agree with those who say paint or laquer the floor white. To each his/her own, but reselling a place with tile floors throughout would be tough indeed, IMHO.
