Lefferts Pl

Trying to find out what brownstones go for on the last block of lefferts pl(franklin/classon). Is this a good area to buy

Lovely house near grand went for 1.5 last fall before sub prime had hit everything so hard. Of course that was also before Christmas Eve when 2 teens who lived there were murdered on the sidewalk. It's a very pretty little stretch that appears at first to be sheltered from the worst that's going on in clinton hill and bed-sty. When you look closer it seems to have exactly that - the worst.

I'm sure someone will respond saying that murders happen everywhere and that anyone who says bad things about this area is just racist. Decide for yourself.

I live at the other end of that street, between St. James and Grand - have for several years now.

No, murders don't hapen everywhere. That tragic incident was apparently a targeted killing. One or both of the teens was apparently getting involved in gangs/drugs according to a relative. I have not followed up to see if anyone was caught.

The block you are looking at is the most run down part of the street, but has some interesting places. Go to the department of finance and look at the rolling list of sales and you'll get the latest information.

The earlier poster was right that places on the Classon to Grand and Grand to St. James have sold in the $1.5 range (and those places needed work). These have closed post credit crunch in some cases. West of Classon should be landmarked soon as well, which will be good for values long term, and the Fulton BID is about to get final approval. Long term a good bet, but I'm biased of course.

So teens living on this strip are involved in gangs/drugs, but the houses are still priced at 1.5 mill. Crazy.

I'm 5.53. It's a good point 6.06. It was surprising. All I can say is the block I live on is very nice, both in terms of nice families that have lived here for a decades and new people and families that have been her for 10 years or less. Despite that horrible incident, it seems to get better with lots of families with young kids and professionals of all races fixing places up - including on the Classon to Franklin block.

Most of this area (and I live nearby) is really mixed in terms of everything. What you see is what you get, and you have to decided whether you are comfortable with it or not. I wouldn't bet on it changing radically anytime so (my block on Putnam has been essentially unchanged for the past seven years, with only this year seeing some renovation).

Thanks for all the info, so let me ask, what would be considered a good price for a brownstone on this block.
