Renting studio with cellar/rec room access?
If you have a garden level studio for rent (about 650 sf), can you charge renters more if you give renters access to cellar as rec room/home office space? Is this legal? Is it worth it?

I plan to do so in a place I'm building out. As far as I know you just can't call it a bedroom.

to qualify for the rec room option, there needs to be a legal one bedroom apartment above ground - not all plan examiners catch this one

Isn't it just a matter of what said renter is willing to pay for the space?
