Bklyn House Who do agents have to show to?

If I sign with Elliman are they obligated to show a Bklyn house if a potential buyer is interested but the contact is thru another agency? Also, is 4 percent a reasonable commission? Thanks.

we just closed on a house in park slope and the broker was paid 5%. standard (during real estate boom) used to be 6% so i would guess that 4% is reasonable.

I have been talking to 3 different agents at 3 firms and they all acted as if they were moving the moon and sun to only charge 4% - so I say that this must be the standard so I will try to get them to go lower - we will see

Try for 3% and see if they'll settle at 3.5%.

I'm curious - does anyone get the large brokers (the ones who cobroke) to cut their 6% on coops?

the problem with lowering the fee is that it makes your home fall off the top of the "must see" list of brokers with other firms. 4% split 4 ways (which is what happens if there are 2 different firms involved) is a lot less attractive than 6% split 4 ways. if the broker has 2 comprable places to show they will choose the one with a higher %. with that said, if you don't mind the place taking a little longer to sell then don't worry about it. i also know that the larger brokerages won't go lower than 4% and i would be shocked if they would even go that low. but hey, it's worth a shot!

they will go lower. and don't do an exclusive, do a co-exclusive. keep your options open. and you don't need the 'big' brokers to sell your house.

As I said at 7:21 I have been talking to 3 brokers - and all acted as if they were moving mountains but came in without me asking at 4% this is on a home a little under 2 mil - coccoran - Warren lewis - Brooklyn properties and now Bentacourt - so I don't know who the bigger brokers would be
