Typical closing costs
I'm a potential first-time buyer who, despite living in NY for 20 years, knows very little about real estate. Can anybody tell me what I should expect to pay in closing costs on a one-family home in Brooklyn that sells for around $950K? Thanks.

I bought a 2 family house in Brooklyn last year. The purchase price was $600000 and I was told by my mortgage broker to plan up to 5% in closing costs. The actual closing costs were $14000, a little less than 2.5%. That doesn't include my attorney's fees, which was $1500.

For what its worth we recently closed on a multi-family for around $1.1M and had about $32,000 in closing costs (some of which were paid by the lender).

my total settlement costs ended up being about 3% of sales price.
