Speaker/ Strobe (Fire Protection)
I am in the process of updating a commercial space I own. I have been told that as a non-sprinklered commercial building over 75' in height, all new spaces require a speaker/strobe that ties into the building's fire protection/alarm system. Does anyone have any experience with this? Much thanks.

It is not that simple. It depends on the classification of the building, scope of renovations and their permitting, and may even be governed by your insurance carrier. These are concerns best answered by your architect.

The building is 1-C Classification, with C-Mercantile Occupancy. Renovations are interior partitions and minor mechanical. I agree that the architect will handle this issue, however I like to be armed with knowledge..anyone else? Thanks.

Keep in mind, should it be required you will have to use the building's fire alarm vendor to tie in your protection and they will dictate whether or not the system can handle the extra load and what is required. The partitions are probably going to jam you up. You may also be required to add smoke detection.

Bklyn Fire Alarm Guy: Does your company offer this service?

My company's primary focus is special hazards in mission critical facilities (telcoms, data centers, etc.). A master electrician would be much cheaper.
If you're moving walls and doing mechanical, I imagine you'll already have an electrician on site. They can follow the plans laid out by your architect and you will have to hire the building fire alarm vendor to provide "parts and smarts".
Let me know if I can help you with info though.
