Recommendations for Plumbers?
Would love to hear your recommendations for a solid, reliable plumber for two pre-war rental properties we own.
Ideally, we'd like to hire a Master Plumber -maybe just starting to build his own business- who is interested in having a long-term, reliable client.
Generally, our projects are part large and structural in nature, others are less-involved fixes to plumbing within the rental units. Would be happy to provide more detail to a plumber who is interested in the work.

Everyone in Brooklyn is looking for a solid, reliable plumber. You might want to add honest and competent. How about someone who charges fairly. Anyway, so far we have not found him/her.

Well, yes, honest, competent and fair also -thanks. We have, by the way, found Gateway Plumbing to fit that description for our own home's plumbing and our neighbor's; they've been great.
Our rental projects differ in that we are trying to keep costs as lean as possible (hence, we're hoping to find someone who hasn't the overhead costs required to run a larger, more established company).

do not use Peter Micelli - he installed radiant heat in our floors, I should say he sent over some kids to do the work, installed improperly and then work was left unfinished and done improperly. Should have been done in zones, they installed one piece with couplings.
Most of the work Micelli's team did had to be corrected by Robert from Pipe-Rite Plumbing.

Overhead costs? Would that be paying your employees a decent salary and health insurance?
How about cutting costs on fixtures? You would still want the same quality work and materials behind the walls in the rental properties as in your house.
Buy home depot crap for the stuff that is seen and easily replaced.
