potential rent stabilization laws for 3+ family buildings
We should keep an eye on this one:
"Broadens the rent stabilization law of 1969 to include multiple dwellings
containing three or more dwelling units where current law applies to buildings
with six or more units."

Are the landlords going to get a full tax rebate for the lost rent or are they just supposed to subsidize the elderly without even making this means tested. Ridiculous.

This is a disaster for both landlords and elderly tenants. People just won't rent to seniors in their 3-family buildings and they will start weeding them out now.

Why should landlords be worried about seniors? Don't worry -- they won't linger long, saving you the trouble of having to kick them out.

If that law goes into affect, then seniors would be the only people to whom I would rent. Seniors who were about 90-95 years old.

Only problem is if you rent to a 90 year old who has a 60 year old dead beat son who has a 30 year old dead beat daughter living with them, they will have the right of sucession to the apartment.
