Opinions on rental price in Greenwood Heights?

Question Im posing for a friend of mine who is about to finish a small scale reno in Greenwood Heights.

What do you think a fair rent would be for a small one bedroom apartment (bedroom, living room, eat-in kitchen, bath) WITH exclusive use of the garden? The kitchen and bath are all brand new but its a pretty modest apartment in other regards. Its between 4th & 5th ave & a 3 block walk to the R train.

Ive looked at the online listings but its hard to gauge what the garden is worth so appreciate any input.

I have a 600 sq foot one bed apartment in windsor terrace (18th street) that has exclusive use of the back yard and I rent it for 1550 but it has been rented at that for a few years so if I were renting again I would ask for 1700-1800. But everything is negotiable.

Well, GWH is not WT. Personally I feel $1700-1800/mo is a tad high for the area. The back yard's a plus and proximity to the train as well.

I'd start your fishing more around $1200-1400 and see if you get any bites.

You can also do a search in the area on truila.com or zwillow.com or streeteasy.com and see if their are some comps.

Action Jackson is right that GWH is not WT. In fact, it's no longer even greenwood heights. It's now called Park Slope (at worst south slope) and you can rent it for more if you comply with that.

I haven't seen any apartment in this area for $1200 no less one with a brand new kitchen, bathroom and exclusive garden use. Am I missing these listings?

Some friends in Greenwood who recently moved were paying 1350 or 1400 for a 3rd floor walkup railroad across from the electric plant on 23rd, with a not-so-nice kitchen and bathroom, and a bug problem in the building. Based on other friends recently looking in the South Slope into Greenwood, I'd say for a nice, renovated, 1BR with garden 1600 to 1800 sounds about right. They'd be cheating themselves if they went as low as 1200 or even 1400 - it's really hard to find stuff in that price range anywhere north of Sunset Park, let alone with a garden.

in GWH, a 2br (1000 sq ft) w/ garden is 1900 - 2300.
a 1 bed (600 sq ft) w/o a garden is 1300.
i would guess a 1 bed (600 sq ft) w/ garden is around 1500-1700

I have a nicely renovated 1 BR in South Slope btw. 4th/5th with a shared garden and we get $1800. We are south of 9th but north of 14th......some call it Park Slope...I usually say south Park Slope in the Craigslist ads......
