Carroll Gardens/ Gowanus Area for Living?

Does anyone live down or around West 9th or Huntington St and have feedback on living in the area? Thoughts on the neighborhood and the direction it has taken in the last six months? Pos/neg? Looking to buy in the area... thanks.

Parking is good. Close to Lowes (you can park there).

The Smith/9th subway station is due to close sometime in the next year for renovations which I believe are scheduled to last at least a year - so that's one thing to keep in mind.

I wouldn't buy there and I live in Carroll Gardens - as the first poster said, the BQE, hamilton ave, battery tunnel, are never going away. You should look towards the Gowanus Canal between Hoyt and Bond and Degraw and third street - low prices and lovely quiet area - I think it's a good area to invest in because it has the potential to be AMAZING (if Gowanus ever gets developed) but at the very least is really nice and quiet and pretty.

There is a reason that the area near Gowanus Canal is cheap, though -- the land is toxic.

and, 11:42, it's in the flood zone.

it's cheap because the houses are small. i live there and my basement is bone dry - people I bought from had tons of stuff there indicating no flooding. It's certainly no more toxic to live there than south Carroll gardens with all the exhaust.

Here's a story on the Gowanus on today's Curbed: http://curbed.com/

While W9th itself probably isn't so pleasant (bus route) but I think Huntington is fine. You have to judge for yourself effect/noise from BQE and how relates to particular property.

I lived on W9th for a couple of years. The truck traffic in the morning, rattle from the BQE, and loud people going to the subway, while tolerable as a renter, I don't think I'd want to deal with it as an owner.
Before that I lived on Huntington and Court and though only a block away, it doesn't have half the noise issues.

My bedroom is in the rear of my house, and I don't hear the morning traffic.

I've lived on W 9th St. for ten years and I don't know why people have this misconception that it is a flood plane. We've never seen the Gowanus overflow. The Dept of Emergency Services does not consider it a flood plane. In fact, I have an inexpensive flood insurance policy issued by the Emergency Services Agency. I think they don't even issue these policies to people in flood planes.

I don't know how much the house is but i would say go for it now. Also I lived on 9th street and I had no problems at all sometimes some car noise but nothing major. Good deal

it's fine there...parkings getting bad though. i dont know why but in the past few weeks it's been like park slope trying to park there...(only cooler ;-).

I live on Carroll between 3rd and 4th and I love, love, love it! It's close enough to everything you'll need ( shopping, transportation etc...) yet off the beaten path. Go for it.
