how much to convert house from 1 class to another
Hello,
I've been trying to find a lic. architect or engineer to file the paperwork at the DOB to convert a small 4-story townhouse from an SRO to a 2-family. Cert. of NH is in place. Very minor construction needed - I really only want to do what's necessary to bring building upto code right now. Bldg already could pass for a 2-family...
I've heard from a couple different sources that it's easy to hire somebody (I've heard for around $50/hr) to do the work, but I've yet to find anybody who mentions an hourly rate. Most people require a fee just to take a look at the place. I've gotten 2 proposals in the $10-12k range. They also mention a minimum of 4 months until I get the new C of O.
Is this really the going price and timetable? I'd be interested to hear what others have gone through...

$50/hr is an absolute steal. I'd like to see what kind of crappy quality service you'd get for $50/hr. A standard average hourly rate might be closer to $100 or $150/hr.

well, I don't know much about the going hourly rate - this is what I heard from a Plan Examiner at the DOB as well as a real estate lawyer in Manhattan.
so okay, even at the hourly prices you mentioned, do you think $10-12k is reasonable? That would translate to something like 2 months of straight work.
I have yet to find an architect/engineer who has quoted me an hourly rate though...
