Bay Ridge Victorian 2
The other day I posted a picture of 7701 Ridge Bldv. I truly appreciate everyones advice. We are still not sold on that place...a ton of work needs to go into it. The real estate develpoer Moussa Khalil owns it too (this man is HATED by most people as he buys old houses and either trys to sell them for way over their price, or lets them sit in hope they will be condemed).
Above is a house around the corner...the asking price is 2.2 mill! (the owner is Jimmy Destri ...the drummer for Blondie...I guess he is going through a divorce and has to sell this place). This place is something else...the mother of all Victorians...but wait...there is a 6 story building behind it. This is awful! So if you own this house you will have all the residents of that building looking at you...how unfortunate. Has anyone been in this house? I hear it is in not so great condition.

I own a victorian in ditmas park and live behind a 5 story building. i don't think the residents of the building behind me spend a lot of time looking at us...i don't think it is that awful.
what makes this house worth 2.2 mill? The front porch needs to be restored and what kind of siding is that? bayridge is a nice hood...but 2.2 million?

Way overpriced.
I remeber this house listed maybe about 5 years ago for mid 800's. They did some renovations to it, I remember seeing work being done. Never benn inside though.
There's a couple of big houses on Ridge Blvd for sale...check them out.
For that kind of price, you're better off going into a neighborhood that's landmarked, cause you know the homes will stay intact and not mutilated by tacky renovations.

Wow. That's a beautiful house. Huge wraparound porch. Nice details and proportions. Elegant.
I don't know I'd question someone paying $2.2 million if they love Bay Ridge and know they want to live there forever. Lots of people who grow up there feel that way. Problem is do you really think you could sell it for $2.5 to 2.7 million if you had to sell earlier than planned and still get renovations cost back and cover broker fees and closing costs. You would be trapped in the house for 10 years or more simply to break even. People will pay this for a house on Shore Road in Bay Ridge with a view of Manhattan. But not for Ridge Blvd.
Lastly and it's not a small concern these days, I would dread heating this place.
Can I ask OP, what's wrong with Ditmas for you? If you like freestanding woodframe Victorian/Craftsman houses. It's generally seen as a better investment. Just curious.

Try Ditmas Park or Prospect Park South, both have landmarked areas with beautiful victorian homes.
If you don't need parking, try the brownstone neighborhoods; park slope, carroll gardens, clinton hill, etc.
Unless you really want to stay in Bay Ridge.

I prefer this house - as opposed to the other bay ridge Victorian -
I love bay ridge but to be honest i think these houses are going to have to come down in price significantly in this type of market. you are a ways away from the city and in a lot of ways bay ridge has not been discovered (which is what i love about it) but also makes it less desirable for a lot of people -

Both houses look great. As someone who is a sucker for restoring these, personally, I'd go with the first one and put my own signature on it. I did love Blondie though. On the apartment issue, this is Brooklyn. If you want nothing but houses around, move to the burbs. And I think $2.2 is too high.

zillow.com is your friend. The Ridge Blvd place is currently valued around 1.4, and that's just their estimate based on assessments and what places in the area are going for. Without original details and needing some serious reno, you could bid way less, I think.
This place would probably be comparably valued. Obviously, that doesn't factor in any renovations, but it would have to be a pretty fabulous reno to ask an additional million. Check this property both on zillow and propertyshark to find out a more a reasonable asking price. You don't have to get taken to the cleaners just 'cuz Bay Ridge is "smokin' hawt!" and this owner is a sort of celebrity.
Second Mrs. Limestone about why this is the mother of all Victorians for you. Looks can be deceiving. Strongly recommend doing more research before getting your heart set on something. We've looked at Victorians in Midwood and seen some pretty great homes for around 1 mil, so those suggesting it have a point.

We ourselves did not see any great houses in Midwood and Ditmas for around a million. You really need to spend another half mill to get a great house in those places. However even at those prices those houses are still much less than this one.

The reason I called it the mother of all Victorians is because of its HUGE size! When you think of what a Victorian is, you think oh a house like this. However, I have not been inside, which Im guessing is not the mother of all Vics. I check Zillow a few times a day for new listings. One thing I found interesting was that the Zillow estimated value is more or less always what a house sells for. However, Zillow estimates this Vic (220 78th st) at 1.9 mill and the other one on Ridge for 1.4 mill. But with all the reno that these places need, you should really knock about $300-$400 K off each. I spoke with Ed Davis, the broker for this one yesterday. He said the owner would let it go POSSIBLY for 1.7...still too much.
We have looked in Ditmas and Midwood. I just dont know...I feel there is not so much to do around there.

FYI - there's a victorian for sale on 67th street btwn 3rd & ridge for under 1mil. I know the location is not as ideal as 77th street, but the price is better.
There's also a victorian on, I beleive 81st btwn 3rd & ridge for sale. It's all boarded up. I forgot where I saw it listed. If I come across it again, I'll let you know.
I'm house hunting in Bay Ridge also, not in your price range though. I'm in the 800's (so townhouse for me).

also, when you find a house you really like, check the zoning in the area. You don't want to buy something and the next thing you know, you're neighbors sold to a developer who's going to put up a 6 story building.
Alot of bay ridge got re-zoned recently to protect against that, but there are still some streets that are threatened.
If you really find something you like, put up the address, I'll look it up for you. My husband and I are architects.

Yes, we saw all those too! The one on 81st is just in horrible condition...most of the main beams are rotted and need to be replaced...and for 1.7?!
We really are interested in 7701 Ridge, where can I check the zoning on this?

I don't know anything about your current living situation but keep in mind there is a dimishing return on really large houses. In addition to being very expensive to renovate,they cost a fortune to heat, cool, furnish and maintain.
I don't want to discourage you because these Victorians can be absolutely stunning and make wonderful homes but unless you feel you really need/want the space, it can be a big drawback.
But Bay Ridge is a great area. It gets a very bad rap on this board but its a very nice place to live.

I've been in this house. It used to be set up as a commune. They threw the best parties. It is huge and the tower room was set up as a library and they used to have a small room on the top floor painted black with a black light and trippy paintings where they would hang out and drop acid. I don't remember there being alot of details before the current owners renovated. They used to have a ballet bar and mirrored wall in the living room. Anyway, while lovely, this house sits on the B4 bus line on 77th street not on Ridge Blvd itself. For 2.2 mil there are prettier blocks without the constant exhaust and noise.

Does anyone know any more about this Moussa Khalil fellow? I think he may have bought my parents' house, the house I grew up in, which is located on 68th and Ridge Blvd., in Bay Ridge. He told us he was going to live in it, but since we moved out 5 years ago, it's been for sale, and allowed to become dilapidated (there's even graffiti on the for sale sign), with the hedges overgrown and the fence falling down. It doesn't seem like anybody is currently living in it. It used to be a lovely big house.
Isn't what he does, buying houses and letting them sit hoping they'll be condemned, illegal in any way? At the very least, people should express their disapproval of his slimy practices and run him out of town.

Is this the house on the south east corner of 77th? If so, it has been on the market forever. I wouldn't buy gum from that guy nevermind a home. Be patient to find a house in BR. And be sure to look into the local brokers not just the big guys.

this victorian has the original wooded siding. I have original pictures that show this house during construction and after completion and very little has changed. I think it should be valued near 2 million. There is also an original carriage house on the property. The building should not be a concern - there are plenty of trees out back that will block it during the summer, when you'll be using the yard.

I am going to post this message I wrote in the other chain from nybk01 since the topic of Mousa Khailii came up. I am really not a real estate expert in any way, but looking at the property on the Dept of Finance page, it seems Mousa Khalill transferred the title of 7701 Ridge to someone named A.Ouldkattri on Jan.9, 2006 and it was transferred back on Nov.3 to Khalill. It struck me as strange and I wonder what is going on. Any experts out there that can comment on this?

Khalill owns (or at least mortgages to the hilt) a number of empty houses around Bay Ridge. For example, check out 166 82nd St. Trying to sell that thing for 1.6 million (down recently from 2.1 million) through House N Key Realty.
