Architect to work with Landmarks
I am planning to do some exterior work (stoop & steps leading to the below grade cellar level) on my landmark building and need an architect to draw up the plans for submission to Landmarks. I know what I want done and already have the pictures and narrative for the application. Just need an architect to do the plans.
I recognize that I NEED an architect to draw up the plans, but I prefer to spend my limited funds on the materials and labor to execute the project. Not looking for expensive person to come up with designs for me.
That said, can anyone recommend an architect (who has experience with Landmarks) who fits what I'm looking for?

OP, the post at 11:37 is something you always see here from the snobs.
Quite obviously there is a huge demand for such services or there would not be the multitude of companies in NYC focused on permits, clearing violations and design proposals for simpler work like you describe. Just search for that type of company, not an architecture firm.

He posts frequently on this blog, seems quite knowledgeable, and his office works on smaller projects such as this.
I met him once and had a positive impression, but did not do business because we were already working with another architect. I think they will recommend that you work with an expeditor (one they would recommend) and your costs would likely be at least $4500, considered pretty cheap, unfortunately.
