Architect for adding a floor?

Does anyone know of an architect with experience in adding a floor to a two-story residential? Any recommendation would be appreciated.

I do not have an actual F.A.R. yet, (property shark says it is 2.0). How much would an architect charge for finding this out for me? We would need this info before any real consultation, correct? I understand that I could go to search the records and determine the FAR myself, but how complicated is that for a non-architect (a not-even-close-to-an architect)?

At what point do I bring in a structural engineer?

go the dob website. go to zoning. find where you are. go to zoning resolution text. find your zoning category. determine far from chart. multiply far by the square footage of your built property..you may have this info on your mortgage survey. THEN, make sure you don't exceed height requirements. a lot of different things come into play here, narrow street? air rights belong to someone else? close to a corner? property on 2 different zoning districts? zoning consultation @$1K. if you think you can build, hire an architect. he/she will coordinate with the structural engineer, and any other consultants you may need. budget $250 psf for it, and then expect it to be higher. many architects shown on the architect thread of this site.

you can also use the DOB site to find an architect who has done the type of work you want. Look around the neighborhood, if you see a construction that intrests you look up that building in the DOB listings and find out who was the architect

You won't find it at the DoB. Try this City Planning link. If you're an interior lot it will be pretty straightforward. Start with the map of your property and work from there.

If it is 2.0 FAR, you can easily estimate the air rights left over. Measure the size of the lot and the size of the building.

Then reach out to an architect.

Figuring out your air rights should not cost you anything.

5:54, you do not know what you are talking about. Air rights are what you give to a neighbor, it's not something you have yourself on your own property.

we are seting up to put a new floor on a town house in mahattan 70's east side. He will help you just tell him Carl told you to call he will most likely need to see the building it would help if you have original blue prints for the property and any other documents related to the building.
