Anyone worked with Scott Schnall - plans & expediting
Hello. We are going into contract on a 3 story townhouse which will need some "refreshing". It is not a total renovation but we need to patch plaster, replace bathroom fixutes, replace kitchen appliances, new carpets, etc. So we need permits.
Has anyone worked with Scott Schnall to write up basic plans and expedite? How was the experience?
Any other recommendations? Sense of what this might cost us?

I really don't understand why people bother to post mean comments like 11:40 & 2:01. If you think I'm wasting my time by asking then why would you bother wasting your own time by responding.

I have worked with him. Not the most pleasant guy in the world but gets the job done reasonably fast. I'm not sure what he would charge for something like that.

There are a number of posts on Scott Schnall in the archives. When you go to see him, be prepared to talk fast and know exactly what you want. He's kind of a cross between the fast talking guy in the old (very old) Fedex ads and the soup Nazi from Seinfeld. If you need any design advice, he's not your guy, but if your plans are simple and you just need someone to draw up and get approval, he's probably what you are looking for.

While there was no reason to be nasty, OP's description of the work seems to not only not need permits, but certainly not the expense of an expediter. And no excuse of having to satisfy co-op/condo board gorgons either.
So what gives?

Anyway, Schnall is efficient and knowledgeable and will get the job done, but from your list of the work to be done it doesn't look like you need permits...
If you are moving walls or building new walls anywhere, you will need permits. Go see Schnall (don't bother telephoning) and he will let you know.
For replacing bathroom/kitchen fixtures you don't need permits. Again, if you are moving them or adding new fixtures you will. But if you hire a licensed plumber to do the job he/she should be able to file the permits.

Interesting, Schnall is a PE rather than an architect, so that might explain the efficiency vs social skills thing described above. Speaking in gross stereotypes, anyway.

I was under the impression that permits are required if we need to move any plumbing, walls, etc. We are going to move the sinks which will requiring moving the pipes and that is why I assumed I would need permits.
And honestly I would rather not deal with the hassle of a violation which I understand is a hassle and expensive. Personal preference.

I simply called his office and asked what his fee would be. I got a straightforward answer. Why not go to the source rather than this forum.
