I need to replace these stairs with a more permit friendly set. What is the most cost efficient "brooklynesque" approach? Any ideas?

Please notice the house is parlor floor entry with a garden floor entrance below.

Did you buy it? We went to see that thing like 5 times. Nice block.

Put the entrance back on the level where it belongs. That block has small stoops on the ground floor level. The 'ladder' is one of the reasons that people took so long to buy that thing- the layout is hard to bring back, and that stoop is tough.

The pool and the treehouse are awesome though! Have fun.

I've seen stairs on houses in Carroll Gardens that start sideways, with a landing halfway and then up to front. With nice masonry. I'm not describing this very accurately, but if you drive down Clinton St. between 1st and 2nd Place, there are a few there on the east side of Clinton St.

You should track down the 1930s photo of the house from the NYC Municipal Archives. That will show you how the stoop originally looked--and hopefully you can duplicate something close to it.
