house for sale

this house is on sale across the street from me with a small broker. It obviously needs an aesthetic overall, but it's a great location (Carroll Gardens, 1st street btw Hoyt and Bond) and at 1.25 for at least 2400 sq feet (it's three floors, 20x40 with a two story extension) it seems like it's a good deal if you get an accepted offer at say 1.1. Apparently the whole house has recently been renovated, so although it's hideous aesthetically, that does probably mean that all the mechanicals are updated... Also, this house is very near the Gowanus, so you would have to make extra sure the basement doesn't flood...

I am not the broker or broker's friend - I just live across the street and none of my friends are interested! so I thought I'd post it here since people always want to know about cheaper houses...

I noticed the sign when I was leaving a recent meeting at St. Mary's. I think the price is good and if I could afford it I would try to buy it. But alas I can't.

It makes sense a neighbor would want to see comps on their street go up - spread the word and help a house across the street sell. Whether a friend of the owner or not.

OP - actually this sale would not make my comps go up - I bought my 1900 sq ft house for 1.16, so means my comps would go down. Once again, I just posted this listing because I know it's hard to find houses for this price in a good area in brooklyn and because this is such a small broker I thought most people looking wouldn't naturally come across it.
