Time Period for Closing
What are your thoughts on closing (as a buyer) a condo within 30 days? Ridiculous? Reasonable?

If you have all your financing lined up then it depends on how fast the condo mgmt. company gets you the docs and how long your lawyer takes to review them. It's possible but 45 days is more realistic as a best case. the condo board usually has to review the application and that may be just one person or more than one

Totally reasonable if your financing is all set to go, and if seller is serious about moving in a timely manner.

Since when does a condo board have any say in approving a buyer? It's not a co-op, it's a condo.

I closed on a condo about 40 days after signing the contract. There were delays on the part of the seller, not on my end. Otherwise, it would have been sooner.
