lot line question

I am looking to make some renovations to the exterior wall of a property whose exterior wall is about 10 feet from the lot line. RIght now it is a solid wall and I'd like to put in windows and french doors. Anyone know what the building code says about putting windows so close to a lot line? I can't find anything but have been told it might be too close.

I'd also be happy to take any recs for a good architect who can help me with this project.

You probably need a sprinkler if you are that close. But is this a single/two family or a multi-family? the regulations may be slightly different.

there are spcial lot line windows MEA approved in such case, but you might get away with a sprinkler head at the location of the opening, and there is olso a limit to the size of the opening. you can email me i will explain in more detail. mkatzdesign@yahoo.com

There is also a maximum opening size that you must comply with. You need an architect to help you figure this out.

A lot line window is only required for windows/openings that are exactly on the lot line. If your future window wall is ten feet from the lot line, then it most certainly does not require a lot line wiindow.

It is important to note that this new window will most likely not qualify for the legal light and air requirments for the room. In most zoning districts you are required to maintain 30 ft clear from a legal window. It does not mean you cannot put in the window, just don't rely on it for light and air.
