Help with calculation of square footage

Help with calculation of square footage

Can you knowledgeable folks please tell me what is the total square footage you derive from this floor plan? I'm getting conflicting numbers. Thank you very much.

Looks to me like 680-690 sq.ft.

Foyer - 5 x 7.5 = 37.5 sf
Kitchen - 8.5 x 7.5= 63.75 sf
Everything else - 14.5 x 40 = 580 sf

Total square footage = 681.25 sf

Extreme dimensions (using 1/8" = 1' 0" scale, which is the actual scale on the printed jpeg - I double checked several dimensions - and measured to outside of exterior wall and to center line of demising walls, as is convention): 23' 0" x 49' 0" = 1,127 SF

Deduct notch at top right: 14' 6" x 7' 4" = (106.33 SF)

Deduct notch at bottom left: 8' 4" x 33' 9" = (281.25 SF)

1,127 less 106.33 less 281.25 equals 739 SF

are these measurements from inside wall to inside wall? bcs I've had two bank appraisers measure inside wall + 6" * inside wall + 6". apparently the walls were mine. or half the walls or something.

if you're buying or selling, this isn't an exact science. If I were selling, I'd list it at "700 sq ft"

I don't don't think the picture is actually drawn to scale. In particular the Kitchen. The Foyer is listed as 5 x 7.5. 5 feet deep by 7.5 feet wide. That means the kitchen is 7.5 feet wide (approx) by 8'3 deep. However, the floor plan makes it seem like the kitchen is wider than it is deep....

Johnife, that would make your Extreme dimensions incorrect. 22 X 49 = 1078 SF.

Not sure about the rest but i'll try..

The right notch should be 14'6" x 8'4" = 120.785 sf.
The bottom notch would be: 7'4" x 35'9" = 262.05 sf.

1078 less 120.785 less 262.05 equals 695.165 SF.

The bathtub is nothing. It is the space that it is on is what counts.

You could put magilla gorilla there and the size of the space would remain the same.

You have to measure the floors thouroughly and accurately.

I know this apartment listing. In person it looks barely 600 sq. ft., if that. They just reduced the price again, by $60K. What did you think of it OP?

Thanks everyone. I was getting around 600, counting the bathroom and common areas. The broker referred me to the floorplan, and I'm trying to reconcile it with the Property Shark numbers, which don't match up. And it's true that in person it looks much smaller, 6:11. The price has come down substantially in the last two months, if only because it was very overpriced to begin with. It's a great location though.

Any quoted sq footage is going to take dimensions from outside of building - and will probably include some common area of current floor.
And that is done in all buildings - even single family homes...
so if want to compare apples to apples - makes no sense to use inside dimensions and then compare that sq footage to another apt. where they are not using inside footage.

approx 611 sq ft. but i would round up to 620 to deal with fractions of an inch.

i calculated the hallways and bathrooms. I also recalculated your error in measurement. Living room is wider than bedroom?

split space into two boxes living room, office and bedroom in one box is (14.5 + 14.3+ 11.1) * 14.4 = 489.6 sq the other small box is 121.68 sq feet

If you're living in the space and want to know if it'll hold all your stuff, its roughly 700sf. (2:47 has the right methodolgy, measure one big box and then other; I approximated.)

If you are a broker, measure from the outside curb to the nearest body of water, then add 15%. That apt. looks to be about 2,500 sf. (Actually, 3:39 is correct, in terms of broker and marketing square footage, but there is no standard apple, so everyone is going come up with different numbers.)

i got around 780sf; if youre measuring thickness of interior walls at around 5" each as well as partial exterior walls at around 6" each. the REBNY method usually goes to the centerline of a demising wall or to the exterior of a non demising wall , such as an exterior wall.

You have to do a little rounding.

The width of the living room is 14.5 feet and the width of the bedroom is 14.3 feet. So let's say the width of the right side of the unit is 14.4 feet.

The length of the right side of the unit is 39.1 feet (10 feet for the bedroom, 10 feet for the office, 5 feet for the bathroom, and 14.1 feet for the living room).

So the GLA for the right side of the unit is 39.1 x 14.1 = 551 square feet.

The width of the kitchen/foyer is 8.3 feet and the length is 14.9 feet. The GLA is 124 feet.

Total GLA is 675 square feet.

It's about 690 sf. If the broker lists it as over 700sf, they should be shot. Hell, they should be shot anyway, just for being a broker.
