I have a 1100 square foot brownstone floorthrough open loft that I am thinking of selling, all the character (brick / original floors) and all the bells and whistles and stainless things too. i have had broker valuations that vary hundreds of thousands. Its on the southside by havermeyer and south 1st. Gimme a ball-park - you people know best.

Im assuming this post is a joke but if you read the main page of this site, the majority of posters here think all properties are overpriced no matter what. I wouldn't use this board as a good gauge of what you can get for your property.

I'm of the opinion that many brokers - want fast sales. Which means they're gonna give you a low number that will cut down on their work.

Certainly listen to them but there's no substitute for researching other apartments in same neighborhood/similar condition and seeing what they go for.

Online helps. But sneaking into a few open houses and seeing for yourself what's out there at what price points will get you a better frame of reference. And aim high . . . unless you're selling to me in which case it's a piece of crap apt and I'll be doing you a favor taking it off your hands ;-)

The things is, there a no comparables - everything in the neighborhood is new. or falling down and needs gutting. no restored and modernizeed condo brownstones. if i go per square foot in the area (i know all the listings) I could get to a number. I guess the real question i'm asking is what kind of premuim a condo brownstone gets over a condo cookie cutter. this has the wow factor.

you just don't have that.

it's a horrible area.

you will need to use a broker so they can find some poor sucker to buy it.

people here are too smart for that sh*t.

what is horrible about the area? the fact that is is a block and a half from the J subway? 2 blocks from bedford st, on a tree-lined brownstone block right near several awesome cafes, or are you simply racist? I'd love to know what's a good area to you - loser

A while ago, when selling a place in Manhattan, I interviewed 3 brokers. One never gave me a price; one gave a price that was so low I was almost a little offended; last one had a price so high--200K+ the low broker--it made my head spin. (And then there was a bidding war.) I'd go with the highest, but only if you get really good vibes from the broker that they can get it.

i would say 400-600 a sq ft, without seeing pix i cant nail a price.
what does the rest of the brownstone look like? hows the neighbors?
what's on either end of the building?
i do a lot of stuff in this hood and love it. i would buy in the area NP.
