Tipping the super?

I was wondering if there was any kind of consensus on an appropriate tipping range for a live-in super. He does a lot of work for the building, though I haven't asked him to do any special stuff just for our apartment. I read somewhere that the standard range was $30-100, though you could go as high as $200 for a "luxury" building. Does this sound right to you? Any insights would be appreciated.

Live in a 100 unit co-op. Super gets $100 at xmas from us. Pay him extra during the year if he does anything for us (but he declines for small stuff).

I decided not to tip my live-in super this year. Sure, she runs the building day to day, and it made it through another year without falling down, but she makes me take out the garbage and shovel the snow. Now, sharing a bed is going to be a little more awkward without this year's tip, but I say a tip is something to be earned and not expected.

I've always wanted to know, too. I teach a class to doormen, supers, handymen and porters. Through the years I've asked the students how much they get in total tips around the holidays. The range seems to be about $2,500 to $6,000 or more. They seem to work at buldings from 40 to 300 units. The worst buildings for tipping seem to be rentals and the best those on the Park Avenue Gold Coast. From what I've been able to surmise the typical holiday tip is $60 to $100.

In my rental before I moved into my husband's coop, I tipped the super $100 for Christmas, not long after moving into the apartment. This wasn't Park Avenue either, just Bay Ridge. But I was generous because I figured whenever I needed favors in the copming year he'd remember who tipped well at Christmas. And he totally did. He accepted packages for me when I was at work, he helped carry things, etc. So figure the amount you tip by how much you ask of your super over the year, or anticipate asking of him in the coming year. It should be at least $50 if you are in a rental, and no less than $100 for an apartment or condo you own.

Would you tip the live-in super and (not live-in) porter the same amount? I thought I'd give the super a little bit more even though I see the porter working all day.

Any thoughts?

under 50 units and one super, we tip $150 with the occasional $5-10 throughout the year.
