Renting in Brooklyn....or at least trying to!
Hello everyone. I've been posting on boards for about a month trying to find a little info and i've been told somethings i dont wholeheartly agree with. Am I crazy for thinking I can find a 1br in Greenpoint, Clinton Hill, Fort Green for 1200-1400 a month? I would really like some input, and if anyone knows of any good resources for apartment hunting b/c i really dont want to deal with a broker, and craigslist isn't doing the trick. (or if you know of a good realtor I would love in the info)

I don't know a lot about rents but I don't think Ive seen a 1br in any of the hip areas of Brooklyn (all of your choices being in that category) for that rent unless it was a share. Im hardly an expert though. Good luck in your search!

for 1400 you can get 1br in prospect heights about. well close to maybe studio.

At this point you should be the one who can answer that more than the rest of us. The market is the market, if you have been looking at craigslist and talking to brokers and haven't found anything then clearly that range is not realistic for those neighborhoods. Do you think there is some super secret source of rental listings out there that people are just not telling you about where you can find ideal apartments at the price you want?

yeah, i'd say at this point, after 4+ months of watching the rentals, if you still haven't seen anything to meet your criteria, i think that answers your question.
still, my friends found their apt without a broker, but it was still a unique situation (the owner took a shine to them and they got the place even though they didn't get there first or have the best credit profile).
i was assuming brokers would see your post and contact you through the board, but maybe even they are low on cheap greenpoint apts?

ok thanks for the info. I have found places that fit what i want. I guess I am trying to say at the moment i am not finding anything. I guess the better question is "is it harder to find a place during the winter months" b/c I've seen a big difference in the amount of rentals. and what the heck is this troll thing? and i haven't talked to any Realtors b/c i dont know where to look for one

You also say you don't want to deal with a broker but if anyone knows a good realtor you would love the info. You do know that a realtor is a broker, right?

ok i havnet posted multiple times (i.e. the same questions) I've posted asking for any info. I know that broker and Realtors are the same I am using the terms interchangeably. I would rather not have to deal with some random Broker that is going to rip me off, but asking if there are any trusting brokers that people on this board have rented from is a valid question. Also to add comment to the other part of your question, I've found listing about 2 months ago for an ideal apartment to rent, but now that it is December/Holiday season, is it harder to find a rental during this particular time of year. I don't understand how what i am asking is being misconstrued and ripped apart. If you do not have any useful information please do not respond to my posting

Yes, there are fewer rentals available in the winter months, but there are also fewer people looking at these times, so it is hard to say of you would be better off looking in August or September, for example, when there are probably the most apartments turning over.

There are a lot of obnoxious idiots on this board. Just ignore them. I think that Craigslist is a good resource. If you are going to move to the more outer neighborhoods like Kensington or Midwood (which I would recommend if you do not think Bed Stuy is safe), then you are better off getting the local newspaper, like one of the Courier papers, (i.e, Bay News, Home Reporter, etc) and look in there. Some local Brooklyn real estate offices that I am familiar with are Fillmore Real Estate, Madison Estates, and Wilk Real Estate. They are fairly reliable. They are familiar with the Kensington and Midwood area as well as other areas in Brooklyn like Sheepshead Bay and Coney Island. They all should have websites.

thank you very much. I dont think i am willing to move further out in brooklyn b/c of the commute, i rather just stay in NJ, the price for transportation from NJ is a killer, so I guess I was just looking for something that is seemingly impossible! I guess I will keep looking. Thanks for the info to positive message!

The commute from Midwood or Kensington is not that bad on the Q, B, or F train to midtown. The trip on the B express from Kings Hwy to the first stop in Manhattan is about 22 minutes. It's another 5 to 10 minutes to 42nd Street. You can change at Atlantic Avenue in Brooklyn for the 4 or 5 train to Grand Central if you wanted to be closer to the east side. I don't think it's impossible! Don't give up so fast. The commute is not that bad. I've lived in Brooklyn, all my life.

Rule number one of apartment rental seach in NYC - only look when you are ready to take the space.
Rule number two be realistic about what you can afford, if you want to live in a more desirable neighborhood, you money ain't going to go as far as it would in one that is less so. Therefore instead of looking for a 1bdroom - look for a studio or look in another neighborhood.
Rule number three of apartment rental search in nyc - there are hundreds of others also looking at the same time, when you see an apartment that meets your need - apply immediatly without hesitation. People want to be in nyc so much that they will rent damn near anything therefore competition is stiff.

speaking for myself i've never used brokers, and i suspect a lot of people who post here don't use them either, which is why nobody is answering your initial question. but on craigslist if you search for greenpoint apts, a bunch of broker listings come up. i'd say, see what they have to offer and if they want too much, walk.
