Question for an Architect
Im purchasing a 2 family brownstone in brookly on a 40x100 lot (R-6 zone). The house sits on one side occupying 19’ with a 21’ lot with small garage on the other side. The brownstone is well under FAR for a 19x100 lot and id like to divide the property for possible future sale. How difficult would it be to do this? Whats a ballpark price to get this done?

You need the proper expediting professional to assist with this to subdivide your tax lot, apply for a new address number (maybe subdivide a zoning lot). You'll need a civil engineer to conduct a survey for you and provide you with both an existing conditions survey of the lots as well as a survey of the two new properties. It may also be advisable to have a zoning or land use attorney assist in overseeing the whole process, but that may be overkill for a site this small.
You'll need an architect to do zoning calculations for you to prove that when you split the lots both still comply to zoning bulk and FAR (which they may or may not). I would estimate the entire process takes 4-6 months and costs you $10-30,000 in fees.
