How much would you charge?
...for a ~700sf alcove one-bedroom on Warren Street between 4th & 5th Aves? It's a floorthrough with original hardwood floors and a few nice details but nothing fancy. Big kitchen (though certainly not a chef's kitchen) and large bathroom. I have 2 rental of these rental units and no time to attend open houses to gauge the market. I'm thinking they're fairly valued at around $1,750. Comments?

I would not pay $1,750 for a 1 bedroom on Warren Street between 4th and 5th, but I'm a native Brooklynite. I'm sure you'll get a new arrival to pay that much for it. It's really outrageous how much rents are going for in this City.

That is spot on for a large studio in this area.
I just left my 650 sf 1 bedroom rental on president btw 3rd & 4th and was paying $1,400. Yours is a beter location and closer to the trains at Atantic. I would have probably checked out your place if it was a little earlier.

Advertise on craigslist and wait and see how many responses you'll get.
It is not necessary to respond to the emails.
It is just a test to see how much people will pay to rent the place.

that's a very rude and selfish suggestion.
plus, if potential renters are paying attention, the owner could really mess things up by "crying wolf".

$1750 sounds right - I rent a 670 sq ft 1 bedroom apt with landscaped garden on 1st btw hoyt and bond for $1900 and it rented to the first person who saw it. I got lots of responses when I advertised it for $2200 on craig's list as well (with real sq footage, not exaggerated)- however, now that I realize how horrible the sound proofing is for the apt (we exposed the beams, oops!) I would not ask for more...
