Estiamte of Water and Sewer Charges
Hi,
We are getting ready to take over the condo board for a 4 unit conversion and are planning to self manage (for now). Anyhow, before we have our first meeting with the sponsor, we are trying to estiamte what the general operating expenses for the building might be.
Could anyone offer an estmate of the water and sewer charges for a 4 unit building might be.

We pay around $1800 per year for an 8 family with a small non-food store.

6 apartment -self managed co-op with retail on bottom floor (it is a non-food store). We pay about $1200 a year. Before you take over- check with the water board (DEP) tosee if there are outstanding water charges. We had some and had to fight with the sponsor about it.

3 family -- we pay about $1000 yr.

Thanks everyone for the responses! I definately have a pretty good idea of the costs I will be looking at - I didnt think they would be so low, relatively speaking, but I think we have a good basis to budget going forward.

I think those costs are definitely the minimum. It's important that everyone is conscious of water consumption and that low flow fixtures are in use.
If there are washing machines, if people have non-low flow showerheads, if people allow running toilets to go unfixed, etc. the costs can easily be 2-3 times as much as those quoted above.
