Condo listing @ 560 State

http://www.elliman.com/Listings.aspx?ListingID=913331&rentalperiod=&SearchType=newestproperties&Region=NYC

I saw this property @ 560 State (corner of Flatbush & State) 2 weeks ago. Nice apt & nice building. Price seems right @ $690k plus it's a condo. What does everyone think? Has anyone seen it? It abuts Atlantic Terminal & AY but area should be ripe for change as BAM will be building a dance theatre nearby. Thoughts?

My thoughts?: Why don't you pay Brownstoner for an ad instead of shilling on the forum?

Things are getting desperate.

I saw these condos a few months ago. Asking prices "seem" low, but the taxes are astronomical and makes the effective price 10-20% higher. Plus the closing costs will be a killer. Also, the area is soooo noisey. Broker told me no big deal because many residents use "White Noise" at night when they sleep. Please!

Why would closing costs be a "killer" as you say and what is "white noise?" Closing costs would be the same for all condos, right? What did you think of the units?

Closing Cost Killer because you have to pay tranfer taxes of somewhere around $15K - More than buying another condo.

White noise=Static sound to drown out the fierce traffic noises outside.

I thought the units were pretty nice with decent layouts - not much storage/closet space though in some units. Overall, they were overpriced by alot when you factor in the extreme taxes, maintenance and closing costs.

Guess my response is not what the Broker-Shill was hoping to hear...
