Changing Building Class

Does anyone know how hard it is to change a property's building class? We're thinking of buying a house that's currently an S2--that is a 2-family plus commercial space (used as an office). The bank wants us to turn it into a 2-family upon closing, which we're fine with. Just want to know how long it'll take...and if there are any fees associated with such a change.

It's not like a condo conversion or anything right?

Any info would be much appreciated.

You have to change the Certificate of Occupancy if you want to turn it into a real 2-family. If it's already layed out like a 2-family (i.e. has a kitchen, bathroom and legal light/air in all "bedrooms" then it's just a matter of paperwork really. You probably need an architect, an expediter and perhaps an attorney. It is a lengthy procedure, becuase typically the Department of Buildings will come out and inspect the building to make sure it really complies. Usually on other renovations, they rarely do a site visit, but this is a rather important thing as they want to prevent illegal conversions.

You need to make sure that your site allows the additional residential floor area also. If it doesn't, you can't legally change it to residential.

What is the zoning district? You should verify all of this can legally be done before you buy the property.
