7701 Ridge Blvd finally sold?
Anyone know if 7701 Ridge Blvd in Brooklyn sold? It is removed from Citi-Habitats website. I know it has been for sale forever...

It is still with the same agent, Athena Bondis, and her cell number is: (347)613-3335. It is removed off the website because there are 3 offers, all being explored, as well as the terms of the offer (for example, it makes no sense to consider an offer if the folks need to sell their house first; in essence, an offer like that means nothing). There have been several engineers that visited the property and deemed in structurally sound. If it wasn't structurally sound, the building would have been condemned already. BTW, take a look around the corner at a similar one (not as nice, worse condition) selling for $2.5M.
For the record Citi-Habitats was the first one to reduce the price after local realtors had it "forever". The agent brought in people from out of the area and was finally able to get some action.

DSSguy99 was very smart to pass this one up. This hideous property is way overpriced. You can buy a house in Park Slope for this price, especially once you figure in the high cost to remove the doctors office and hideous commercial facade from the main floor. Nice try, Athena!

If it's true someone made an offer on this place, it's only as a teardown to build a big condo building. It's not worth the price as a private residence. Bay Ridge better start landmarking right quick before the whole area becomes Fedders Village.

Sorry if this is appearing a second time; I think I mistakenly pushed the enter button before I was done. I agree about the landmarking issue; the character of the neighborhood will suffer with these teardowns. However, take a look at your sold pricing in the area for these teardowns. An unnamed developer bought 3 Vics in a row on 74th Street, to build condos, and it wasn't chump change. Ditto for another guy who bought on Bay Ridge Pkwy (bet. 4th and 5th), and paid $1.5 for a lot half the size. When you figure the price per square foot that these went for as lots, it brings 7701 Ridge up to over $2M. But gee whiz, my my, here we are bashing the agent as well, for a property somebody considers "hideous", so why even waste time writing about it, going to the trouble of including the photo, and saying that you prefer Park Slope. So why haven't you bought there? Have you recently priced Park Slope? Believe me, if you couldn't afford this, you certainly can't afford that area, either.
