Staffing a New COndo Buldg

Anyone live in a 5 year old or less condo building and knows how it got staffed? Super, management company ect. Im taking an informal poll of how this process happends. Our mgmt company was hired by the sponsor and so was our super. Both are doing a poor job.

Once the management ofice is in place they usually do the hiring with the boards final approval.

Sometimes management office has a blanket power of attorney from the board.

If this is the case that's
bad news bcause the management office will staff the building with friends, relatives and favors owed.

In addition the money will be managed badly and the common charges will soar due to mismanagment of the buildings finances..

The condo board has a moral obligation to keep an eye on their mnagement office
.Being on a condo board is serious business.

The Board is the entity that can make changes, such as switching management companies and superintendants.

If your Board is still controlled by the sponsor (developer) then you may be out of luck, as they often hire the cheapest companies possible and don't care about quality of life issues.

However, if the Board is comprised of owners like yourself, then it shouldn't be too difficult to make the desired changes. Find out who is on the Board and let them know about your dissatisfaction.

My condo went through several management companies within the first few years, until we found one that actually gets things done.

You might want to try Wright Management, they are a small family owned firm. They do an incredible job! We did have one small issue with them but we brought it to their attention and it was corrected that day. Try calling Tracy Wright at 9175446791. Good Luck

My building was new construction, so we had to form a Board of Managers and figure things out from scratch. Our building is also quite small--a 4 story walkup with 8 apartments. So we have 3 people on the Board and two of us do all of the work because the 3rd person is incompetent. We decided to manage the building ourselves to keep down the common charges. And really, for such a small building there is not much to it. We found a local guy in the neighborhood by word of mouth to do manage regular cleaning of the building (vacuuming, trash/recylcing 3x a week, and snow removal). One of us handles all the bills, and the other handles whatever problems come up. It honestly does not take that much time or effort for a small building. You just need to find someone to help with the cleaning/trash and you'll be fine. The other stuff, you learn as you go along.

our less than 5 year building was initially staffed by a sponsor owned management company who hired our super and once their contract was we interviewed various management companies and ended up with a good one.

I would recommend seeing who manages similarly sized buildings and ask residents what they think of how their building is managed.
