Fire Escape Requirement
I am purchasing a home in bensonhurst which is a legal three family..although really only used as a two family. There is a very old fire escape attached to the back of this house and we were looking to remove it. Just wondering if there was any reason for the fire escape...ie a requirement under the code for 3-F homes??

You need two means of egress on a 3 family home. Don't remove it.

I thought you only needed 2 means of egress OR you have a sprinkler system in place.

1:36 is right but if the house has a fire escape, then there is almost no chance it has a sprinkler system.
To remove the fire escape it you need a new C of O ... very expensive.

the code provisions that 1:36 notes apply only to converted multiple dwellings. If your c of o, doesn't say "coverted multiple dwelling", it isn't a converted multiple dwelling
