Absolutely LOVED Walston at Urban View Realty in the slope. (I think it is www.urbanviewrealty.com) This guy is amazing, and is incredibly knowledgeable about the neighborhoods, and realistic about what you can and can not afford.

none of them - my experience w/ one broker has ruined by respect for all brokers and brokerage firms - they're not worth crap! - they are liabilities...

Minimum Basic Test of a broker:

If they can't tell you when the the house/apt last had electrical, plumbing and roof work done, and what that work was, they are USELESS.

90% of the time I ask those questions i get a dumb "i don't know" response.

It's truly shocking how most brokers know NONE of the important info about the product they're selling.

Or maybe they know but are just liars. It's sickening really.

Why should an ass like you need a broker. do you know when you last had work done on your rectum, and what that work was. You are useless unless you know that already. see you around.

I have to agree with the previous poster who sang the praises of Elizabeth Pizzulli with Corcoran. She just sold our coop in Ft. Greene in less than a week and got us significantly above asking. She's a great negotiator, strategist and really professional. Worth every penny.

Working with RE agents and brokers is like choosing any other professional, a lawyer or doctor for example. It is the specific agent you are working with that is important.

That being said, I think working with companies who have histories of unethical practices, i.e.; Corcoran, is a bad idea. First of all consumers need to stop shopping at these agencies to send a message that we, as consumers, do not tolerate institutionalized unethical practices and the companies that support or permit that kind of behavior. Secondly, if an agent works for a company with unethical practices, how can you even begin to trust them personally? Look elsewhere.

So, research the companies as well as the agents and then request the agent you have researched at whatever company you go to. Otherwise you get thrown to whomever’s turn it is when you first contact the company. If this does happen, and you don’t like or trust the assigned agent, ask for somebody else. Remember to go with your gut, as many agents are smooth talkers.

Several of the big name companies share listings, so again it is the agent who will be your biggest asset. Then there are couple independent small shops that may have their own listings that are not shared by the big companies regularly. You may want to work with a smaller shop along with a bigger shop. But be careful of the small companies- some operate under the radar and may be harder to research… but again there are many great agents with some of these small companies too.

All this being said, my agent choices:
Charles Ruoff at Brown Harris Stevens, Park Slope office
Judith Lief at Warren Lewis Realty*, Park Slope
Paul at Coldwell Banker, Park Slope

*Broker: Marc Garstein is a real A-hole

I would avoid Corcoran, Aguayo, and Brooklyn Properties at all costs.

Gina Keller at Corcoran is great. She is a new broker but you wouldn't know it. Great personality and will do the research needed to get the deal done.

Sweet1 seems to be very well informed on the happenings with all of the major real estate firms, I worked a lovely woman from Corcoran (I can't remember her name). I did in fact work briefly with Charles Ruoff at Brown Harris, I purchased directly from a seller but found him to be honest and ethical. He seems to be the guy in the slope to go to with the townhouses and other big ticket properties and one of my neighbors used him to sell her house and said he was top notch..

We worked with Mary LaRosa Lederer to sell our Windsor Terrace co-op. We chose her because people from all walks of life feel comfortable around her. And if she doesn't know something, she'll tell you and then she'll find out and return your calls and get back to you! We also really like supporting her small, local business.

Her no-nonsense attitude appealed to us because she registers really low on the bullshit meter. People feel comfortable around her. Using Mary paid off, as we got the highest price ever recorded in our building. We sold last year and Brown Harris Stevens, Prudential Douglas Elliman, and Warren Lewis have since sold or attempted to sell comparable apartments and haven't even come close to obtaining the price we got.

It is true about Corcoran. They often misrepresent square footage and say an apartment is larger than it really is. We looked at an apartment in the South Slope and was told it was a legal three bedroom. We made an offer and when our lawer reviewed the offering plan he told us it was a two bedroom with a rec room. We asked this senior broker to clarify and she did not have an answer for us, she told us that this is what the seller told her. If she would have properly reviewed the plan she would have known better. We looked at another apartment that David Perez at Corcoran had on the market in Windsor Terrace and said it was approximately 1000 square feet, it was really only about 800 square feet. They are really sloppy and many of the agents at Corcoran lack experience.
