Same Listing, Different Brokers and Prices?

Why are some properties listed with more than one broker and at different prices? I am currently aware of at least five brownstones that are being marketed by different brokerage firms who list them with different asking prices.

Maybe the price was reduced but some brokers have not updated their website. A lot are bad about that.

The seller probably has an OPEN LISTING arrangement with a few brokers, and they are all advertising the same house.

The seller should ask that they advertise the property at a particular price, to avoid any confusion.

Another side effect of NOT listing with a broker. (Neither Exclusive or MLS)

We sold our apt ourselves last year.

We had a NY Times listing, a craigslist listing and a webpage.

A local broker took our pictures and listing info and re posted them on craigslist as well as their own site, adding 10% to the price.

I guess they thought that if they could bring us a buyer at their price, we would give them a commission.

We ended up selling it ourselves, but the whole thing was weird.
