property violation verification

Is there a way to tell what kind of violation a property has? I've searched the DoB BIS site and it is not specific enough. I'd like to put wording into our contract that the violations be cleared up prior to purchase, but we do not even know what the extent of the violation is. We only know it has to do with plumbing.

You want them to clear the violation, not just do the work, because it is the open violation that affects title. Therefore, you can insist on a clause that requires that they clear any open violations and pay any attendant fines as a condition of closing, without having to wordsmith a description of the violation itself, because, by doing so, you will be requiring proof that the agency (DEP, DOB, etc.) has signed off that the condition has been corrected.

Separately, you can insist on disclosure of the condition.

Even if the violation is technical, and there is no condition for you to be truly concerned about, you should still want it cleared for purposes of title.
