Roslyn Huebenor practices bait and switch
This listing is currently up at Aguayo & Huebener, but it sold the first weekend it held an open house, back in June 6th 2007 OVER THREE MONTHS AGO. It is closed, done, over with. It wasn't even their listing, it is a FSBO that happened to offer any brokers 3% if they found a customer.

It has nice pictures, and is an attractive listing at a reasonable price.
Businesses can't advertise cars or TVs, weekend after weekend, that are knowingly unavailable.
I don't buy an excuse that they just "left it there" - they change their site every weekend. They know exactly what is in what spots, and use IN CONTRACT on the higher profile listings that go.
This is just a BAIT and SWITCH, Does REBNY care about this sort of stuff? How about the dept of consumer affairs?

Yep--you're right. I've contacted them about 4 listings over the past few months and they were all sold already. They suck.

This firm is not a REBNY member firm. Therefore REBNY has no authority over them. Most REBNY agencies and the agents that work for them will not show their buyers a non-REBNY firm's listings, if (big IF) they actually will allow co-brokes, because they are not protected by any of the ground rules that REBNY provides.

oh...and whoever put her name forth for the park slope 100 best list should take back their nomination.
she certainly isn't worthy of anything but a high number on the shit list.

That Park Slope list is such an embarrassing piece of work. And can you imagine having to find 100 people EACH year? That's how just about everyone (including the above-named broker) and anyone in that nabe ends up on the list.

10:14 clearly isn't aware of what REBNY is. It is a membership organization. A & H aren't members. Check out the REBNY website for a full list of their members.

Guest 10:14 is wrong. Guest 11:15 is right. REBNY is a voluntary org that seeks to impose professional standards on this sleazy industry. As such, A&H doesn't WANT to be a member. A&H does not co-broke, which is lame.

We bought our house through A&H a few years ago. While the broker who handled the deal was lovely, a long time member of the community (and no longer with A&H) Rosalind Huebner was blatanltly unethical in her efforts to pressure us to close a deal that was going to close anyway. Agreed that she and her firmshould be shunnned.

Hmm, interesting, how exactly was the pressure applied? do you mean fake exhortations to take the contract because of other bidders, or pressure to raise the bid, or to sign a contract already taken?

Report her to the state which licenses her.
Aguayo & Huebner are not REBNY members and actively do not co-broke. You'd have to be retarded to give them your listing.
Go to http://www.dos.state.ny.us/ and report them. It is ILLEGAL to advertise a listing that is no longer available.

a&h have two seperate web sites,seperate listings,and apparently totally different methods of dealing with the public . I have bought two houses over the years with the aguayo office on 5th ave. and they went above and beyone the call of duty. honest,fair and to the letter of the law. felt compelled to write this;would not want folks to assume they are one \and the same, anyone who knows these two is aware of the differences.
just look at the two seperate web sites; huebeners is ahrlty.com and peggy aguayo's is ahbrooklyn.com

I work for a known real estate office on 7th ave. aguayo has cobroked many of her developments with us and others and she dosen't discrimminate whether we are rebney or not. I for one think aguayo is a really good and highly intelligent broker and this comes from the competition. I do not have an opinion of huebener that I would want to share.

I agree ... stay AWAY from Aguayo & Huebener. They are the most unethical of brokers. The whole bidding scheme is a way to jack up prices and they are entirely dishonest in working one offer against the other. Watch your inspection and attorney fees get pissed away while they come up with pitting one buyer off another, all the while claiming their system is designed to prevent wars. Nonsense. It's devised to create the war but shroud it in a bunch of what they perceive as defensible lingo, which is nothing more than double-speak for WE WILL PISS AWAY any money the potential buyers spend prior to K. Roslyn Hubener is a particularly filthy piece of slime in her machinations, keeping the agents under her in the dark as she double-deals. Just my very strong opinion, but so be it.
