Milk Factory Exodus?
In the last few weeks we've seen a whole bunch of listings for places for sale in the Milk Factory Building (4th Ave and 5th Street). Is there is a reason so many people in that building are putting their places on the market now, or is it just a coincidence?
Also, does anyone have any info on what's going up on the vacant lot behind the building, on the corner of 4th Ave and 6th Street? How big is it going to be?

Look no further than the Novo, if you want to know what can be built. Former gas station as well, so you know they'll be some environmental cleanup. Sounds like they're trying to cash out before the sh*t hits the fan.

I understand a starbucks is being built at the gas station site.

The building has recently had some resales over a million dollars-- a realtor told me. I think that there's a move for the residents to see what they can get for their units.
Arguments on the relative architecural value of the novo don't seem to make a lot of sense. The building isn't pretty, but suddenly having a bunch of neighbors who can afford the price of the novo and having some other buildings going up that soften the brunt of 4th avenue traffic should probably be appealing. If anything, these people are seeing that people are buying at the novo and trying to get in on the action.
p.s., the building has a flip tax in place- I don't know what that means for the buildings finances, but it implies that they need money for their reserve. Also, it seems like you can't have a washer/dryer in any of the for sale units- that's tough for an 800K+ plus apt.

I wasn't saying anything about the architecture of the Novo (which is crap) but rather pointing it out as a good indicator of what can be built on 4th Ave, ie 12 stories, mandatory streetwall, etc etc. Same goes for the garage on the south side of 7th street (the no-longer-Enrique-Norten site).
