Fire Codes

I am about to close on a 1905 three-story that has no C of O. Its original use was as a 2-family, but it has been used for some years as a 3-family (three floor-through apartments.) The building is taxed as a three-family, and our bank insisted on giving us a mortgage as a three family. We are planning to live in it as a 2-family (top floor rental and duplex), and remove the parlor kitchen. My question is, since it's taxed and mortgaged as a 3, but has no C of O and is lived in as a 2, are we required to comply with any 3-family fire codes? I.E. do we need to install sprinklers and/or a fire escape?

If we do not, are there any problems down the road? And do fire escapes have to be on the front of buildings (ugly)?
