Engineer/Inspector Recommendations
We have an accepted offer on a property and need to find an inspector/engineer who would do a very thorough job inspecting the place. We are willing to pay what it takes to have a VERY thorough job done.
Do you have any recommendations? How would I go about selecting someone?

I used Heimer engineering...the report helped me get a better price...However, I felt that the report was really generic...would not use again.

I also used Heimer and was very pleased. I did not have that generic experience. The inspector spent a good hour and half with us discussing issues and the final report was very thorough. I still refer to it 10 years later. Good luck.

When we were looking years ago, we used a couple of different inspectors and Heimer was by far the best. They are very thorough and their inspectors know their stuff.

We had a great experience with Joe Pasaturo of AVT Enterprises (718-750-5088). Our house was being sold AS IS without room for negotiation as there were many buyers interested in the property. With Mr. Pasaturo's report we were able to negotiate 200K off the selling price. He will be ruthlessly candid re: the condition of your house, but you will know exactly what you are getting into.

I was (and still am, a year into living in the house) extremely impressed with Rick from Carnell. He seems to have spotted everything and we negotiated off a fair bit thanks to him. Very helpful.

We used Coull Engineering and the inspector didn't tell us the roof gutter was not attached to the storm sewer and the storm sewer capped off. When it was plainly visible to the naked eye, right there in the back of the house! We just didn't know to look for that ourselves. We had to build an entirely new storm sewer line because of it. It's just too dumb a mistake for us to ever recommend Coull.
