Broker vs FSBO for coop

Hey All~
The sublease rules have changed in the building with our our wonderful 2br 1ba coop on Sterling Pl. between Washington and Underhill, so now we have to sell. I've conducted real estate transactions before, but I want to make sure it's sold by February 08, and I live in Ulster County. Is FSBO a reasonable option, or should I leave it to the pros and avoid the hassle? The board has a generally good history of working with owners.

too bad, because this isn't exactly the best time to sell.

6 months ago you could have gotten 50K more than if you try to sell now going into winter.

Many buildings have grandfather rules, whereby if you were allowed to rent at the time of purchase, that should still stand. Maybe you can curbside (informal consult) a lawyer (not as an aggressive stance, but just to see what your options are)
