Appraiser

Can anyone recommend a certified appraiser to do an appraisal of a park slope brownstone? And how much should it cost approximately, does anyone know? Thanks a lot!

I highly recommend Tim Curran, from Safe Haven. He was really thorough, spent over 4 hours in our home and was so informative in telling us exactly what was needed. It cost $850 and was worth every cent. He is fantastic! We were first time buyers and a good friend referred him to us, who is in the RE business and said he was the best. He truly was great, and while we still bought a money pit, there have yet to be any surprises, thanks to Tim's report.

3:44 seems to have recommended an inspector, but it seems OP was looking for an appraiser (not trying to be snarky, just trying to help). My comments are addressed to OP on the assumption that OP really does want an appraisal of value, not an inspection of the building's condition.

If you are getting it appraised for purposes of taking out a loan, use someone your bank will accept. No point in shelling out the money if the bank will want someone else's appraisal in order to do the loan.

If you want to get a sense of where the appraisal will come in before you apply, do some detailed digging yourself for comparables (and be honest about to trying to get a fix on value in comparison -- e.g., condition of house, # BRs, baths, sq. ft. etc.).

If you are looking to test the waters for a sale, get a few brokers in. Appraisal won't really tell you what you want to know.

If you are looking for an inspector, there are lots of posts in the archives with recommendations in addition to 3:44's rec above.

I just paid $750 for the appraisal of my new house. The appraisal company was chosen by the mortgage company. Given the work done, I thought it was expensive - what have others pay lately? This is for a brownstone.

I just paid $350 for an appraisal in South Slope - Also banks appraiser.
