118 State Street Follow Up

Price on the 2 bedrooms has been reduced by approx. 10% ($200k). Still too expensive? I think so, but it's a start. Wish I had 1.2 or so to offer just to see what would be the reaction.

They'd never take 1.2
I thought place wasn't so nice...

Never say never. BTW, that broker is a b**ch, so I recommend going to the developer directly.

How bout "that broker" is the poster.

No such thing as bad publicity. Just bad developments.

Yes, as everyone on this site knows the most effective way to get a property is to waste the Sellers time by givong a totally unserious low-ball offer.

I don't think the OP is really desparate to get the place (at least not at 1.8 mil). And low ball offers can provoke instructive reactions from sellers even if you don't seriously expect them to accept. They dropped this apartment $200,000 and it's been on the market for months, so my guess is that just about any offer (if presented as a good faith invitation to negotiate) would be welcome. $1.2 is fair given comps.

I think they will sell near the current price. It is a great location and a cool building. I wish I had the money to buy one! Whoever got the top floor with all of those windows is a lucky bas***!
